Located in the Gulshan district of Dhaka, the 14 storey commercial office building will be approximately 13,100m2 of basement and office area.

Gulshan is a mixed residential and commercial area, and is also the location of many international government building including the Royal Thai Embassy, Embassy of the United States of America and the Australian High Commission.

EEC Lincolne Scott were engaged for the design and documentation of all M&E Services including air conditioning & ventilation systems, electrical and communications systems, fire protection & life safety systems and plumbing & hydraulic systems.

In accordance with the client’s aspirations, the building is being designed to meet strict US Green Building Council ratings. The project is targeting a LEED Platinum rating under the USGBC regulated scheme.

With this goal in mind, the project features a range of features that make this building more energy efficient, water efficient than a typical building. It also features elements to provide higher indoor environment quality and provide a better working environment for the occupants.

The air conditioning systems utilises high efficiency equipment, which operates on HFC refrigerants which are more environmentally friendly than CFC or HCFC refrigerants. Variable Speed Drive (VSD) motors on major HVAC equipment were also included to save energy during part load conditions.

Precooled fresh air is provided to each floor by packaged air handling units. Fresh air is provided at rates 30% above the requirements of ASHRAE62.1 2007 for improved Indoor Air Quality.

Heat recovery from exhaust air in the pre-cooled fresh air units is also used to reduce the energy for air conditioning.

One of the major challenges of the project was that the client wanted the building to achieve a LEED Platinum rating. This was revised post issuing of Tender Documentation and the project initially only targeted LEED Gold. Additional iterations of redesign were conducted in order to produce a design that would meet the revised LEED rating goal.
